A result is only as accurate as the numbers you enter and the assumptions stated on each calculator. Real loans can differ because of:

• how your servicer applies payments, rounds interest, and handles the final payment;
• escrow for property tax and insurance, mortgage insurance, and fees that the calculators do not include unless stated;
• adjustable rates, interest-only periods, or loan modifications;
• servicer rules on recasting, such as eligibility, minimum lump sums, and fees, which vary by lender and loan type;
• your tax situation, which can change the value of interest deductions or investment returns.

Calculators that compare paying down a mortgage with investing use the return you enter. Actual investment returns vary and can be negative. Past returns do not predict future results.
